Businesses you can start with a warehouse
Sometimes starting a small business isn’t as complicated as everyone feels it is. For instance, sometimes all you need in terms of assets is to have a warehouse and the infrastructure needed to rent it. For most businesses and investors this is a smaller or side asset that they aren’t using at the moment and it can be a source of income.
This isn’t to say that there isn’t any work to be done once you have the warehouse and you rent it. There’s always managerial and tax related task you’ll need to handle as the owner.
Storage
The simplest way to use a warehouse is a storage. That’s how most retail businesses are using it because they need to have a storage for their products and they usually don’t have the funds to do so. If your warehouse is large enough you could rent to more than one business at once.
Managing and keeping the storage safe could be a part of your tasks or it could be delegated to those who are using it. This second option means you may need to charge less for it however.
Co-working space
Many small businesses don’t have traditional office because they are too expensive to keep and maintain. Small businesses also tend to close rather quickly and investing in an office early on may be a bit premature. That’s why co-working spaces are so popular. This too allows you to rent the space to more than one business a time.
There’s also an issue of managing these offices. That’s much more work than it is with managing warehouses. The question is also who will do it and how much of your income will therefore go towards this goal.
Event area
Many corporations need an event area for organizing their corporate events, such as anniversaries, parties, and award ceremonies. There’s also a market for personal event planning, such as weddings, marriage anniversaries, graduations, and so on. The only additional requirement you need to meet so that you can use your warehouse in this fashion is for it to be close by to a nearest city or town.
When it comes to organizing these events, that’s an industry of its own and it shouldn’t be something you do. As an owner you only provide the area and it after the event is over it should be as it was when you first leased it.
Film set
It may seem like film set is a bit of too much when it comes business opportunities. However, it’s important to think about this in broad terms. For instance, you may need to work with actual movie studios, but with smaller production companies.
For the most part these will be used by commercial production companies and small businesses that tend to make their own digital content. There’s also some modifications that you’ll need to make to an ordinary warehouse for this to work. For the most part, it’s about soundproofing them.
Gyms
Gyms are rather simple in terms of what they need to operate if we exclude the equipment. All you need is a warehouse with proper ventilation and enough light and you got yourself a gym. However, it needs to be close enough to a city in order to have clients.
It’s also possible to run your own gym in your own warehouse, but that’s only an option for those that are able to buy or more commonly rent their own equipment. There’s also a matter of hiring employees that know how to run a gym.
A neighborhood market
Local markets play a big role in the community they are based in. This is especially true for the markets that sell locally grown food and produce. Many communities are looking to avoid buying these in the local supermarket because this gives them more control over the production process and quality.
Since these will require you to work with many vendors at once, at least portion of the management and security tasks will need to be done by you and not by the vendors themselves. This means that it can’t be a completely passive income source.
